This will be withheld if any relevant person withdraws from the tenancy including any guarantor(s). This will also be<\/p>

withheld if any relevant person fails a Right-to-Rent check, provide materially significant false or misleading<\/p>

information or fail to sign their tenancy agreement within 10 calendar days.<\/p>

*Security Deposit <\/strong>\u2013<\/strong> Five weeks<\/strong>\u2019<\/strong> rent<\/strong><\/p>

(Per tenancy with rent under \u00a350,000 per year)<\/p>

This covers damages or defaults on the part of the tenant during the tenancy.<\/p>

(Per tenancy with rent of \u00a350,000 or over per year)<\/p>

This covers damages or defaults on the part of the tenant during the tenancy.<\/p>

*Unpaid Rent <\/strong>\u2013<\/strong> Interest at 3% above the Bank of England Base Rate <\/strong><\/p>

From Rent Due Date until paid to pursue non-payment of rent. This will not be levied until the rent is more than<\/p>

14 days in arrears.<\/p>

\u00a0<\/p>

*Lost Keys(s) or other Security Devices(s) <\/strong>\u2013<\/strong> Full cost replacement <\/strong><\/p>

This includes full cost of all key(s) and other security device(s) and the cost of replacement locks and\/or costs<\/p>

of a locksmith if required. A tenant who temporarily loses keys will be given the option to pay a fully refundable<\/p>

security deposit of \u00a340 to borrow the Agent keys with the refund made when the keys are returned.<\/p>

*Variation of Contract (Tenants Request) – <\/strong>\u00a3<\/strong>50<\/strong><\/p>

This is to cover the costs associated with taking the landlords instructions as well as the preparation and<\/p>

execution of new legal documents.<\/p>

\u00a0<\/p>

*Change of Sharer (Tenants Request) – <\/strong>\u00a3<\/strong>100<\/strong><\/p>

This is to cover the costs associated with taking the landlords instructions, referencing and performing<\/p>

Right-to-Rent checks on the proposed new tenant, deposit registration as well as the preparation and<\/p>

execution of new legal documents.<\/p>

\u00a0<\/p>

*Early Termination (Tenants Request) – <\/strong>\u00a3<\/strong>50<\/strong><\/p>

This is to cover the costs associated with taking the landlords instructions and liaison with the tenant.<\/p>

Should the tenant wish to terminate their contract early, they shall be liable to the landlord\u2019s costs in<\/p>

reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.<\/p>
