Tenant Scale of Charges

*Holding Deposit One weeks rent

This will be withheld if any relevant person withdraws from the tenancy including any guarantor(s). This will also be

withheld if any relevant person fails a Right-to-Rent check, provide materially significant false or misleading

information or fail to sign their tenancy agreement within 10 calendar days.

 

*Security Deposit Five weeks rent

(Per tenancy with rent under £50,000 per year)

This covers damages or defaults on the part of the tenant during the tenancy.

 

*Security Deposit Six weeks rent

(Per tenancy with rent of £50,000 or over per year)

This covers damages or defaults on the part of the tenant during the tenancy.

 

*Unpaid Rent Interest at 3% above the Bank of England Base Rate

From Rent Due Date until paid to pursue non-payment of rent. This will not be levied until the rent is more than

14 days in arrears.

 

*Lost Keys(s) or other Security Devices(s) Full cost replacement

This includes full cost of all key(s) and other security device(s) and the cost of replacement locks and/or costs

of a locksmith if required. A tenant who temporarily loses keys will be given the option to pay a fully refundable

security deposit of £40 to borrow the Agent keys with the refund made when the keys are returned.

 

*Variation of Contract (Tenants Request) – £50

This is to cover the costs associated with taking the landlords instructions as well as the preparation and

execution of new legal documents.

 

*Change of Sharer (Tenants Request) – £100

This is to cover the costs associated with taking the landlords instructions, referencing and performing

Right-to-Rent checks on the proposed new tenant, deposit registration as well as the preparation and

execution of new legal documents.

 

*Early Termination (Tenants Request) – £50

This is to cover the costs associated with taking the landlords instructions and liaison with the tenant.

Should the tenant wish to terminate their contract early, they shall be liable to the landlord’s costs in

reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

These costs will be no more than the maximum amount of rent outstanding on the tenancy.
